Project deployment

The Sai Gon – Thai Son real estate JSC held a launching ceremony to introduce the project “Sunshine Hill luxury villas” to the customers and the media in Ho Chi Minh and nearby provinces at Sheraton restaurant, on November 28th, 2009. In the ceremony, the unique distributor of the product – Savills Vietnam Co – was also introduced. With the quantity sale for the 1st state of 44 villas (including equipment, interior and exterior), there were 29 customers in the launching ceremony. Those villas have the average campus area of 400 m2, using area of 250 m2 and family swimming pool of 40 m2. The price for each one is from 5.2 million VND to 6.5 million VND.

Our company held the groundbreaking ceremony in front of the customers and the representations of Binh Thuan province at the area of project at 10h00 on December 12th, 2009. This was also the chance for the customer to look around the project and choose the suitable villa.


Payment process

  1. 1st stage: immediately after signing the contract, party B pay party A 20% of the villa’s price (Except the booking fee wich has been paid to party A in booking ticket).
  2. 2nd stage: 3 months after 1st stage payment, party B pay party A 10% of the villa’s price.
  3. 3rd stage: 3 months after 2nd stage payment, party B pay party A 10% of the villa’s price.
  4. 4th stage: 3 months after 3rd stage payment, party B pay party A 10% of the villa’s price.
  5. 5th stage: 3 months after 4th stage payment, party B pay party A 10% of the villa’s price.
  6. 6th stage: 3 months after 5th stage payment, party B pay party A 10% of the villa’s price.
  7. 7th stage (handover the villa): 3 months after 6th stage payment, party B pay party A 15% of the villa’s price and 10% VAT.
  8. 8th stage: Party A will complete the procedures to grant the certificates of land use right and house use right on the land party B owns. Party B will take these certificates after paying party A 10% of the villa’s price.


Significant feature of the Sunshine Hill Villas project

Currently, the potential of the real estate projects in Vietnam tourism is huge. Although tourism real estate only developed in recently, it is the top choice of investors. All over the country stretching from Hai Phong, Ha Noi, Da Nang, Nha Trang to Binh Thuan, there were many real estate projects announced. Compared to the products of the other existing projects on the market, the Sunshine Hill Villas product of our company is certified long-term ownership and permanent. It is not the same as the others with only have the ownership within 50 years.

Besides, we have built the program of trust real estate management based on the Condotel model, in other to help the secondary investors make use the most effectively all of the time they do not use their properties. With this program, beside 30 days per year for the investors, the villas will be used for Condotel model which are built and managed as a luxury resort. The investors do not gain profit from renting properties only, but have their villa managed, maintained and cared professionally also.
